What You Need To Know About Pre-Inspections
Recently, I was at a listing presentation where the seller asked if we should do a pre-inspection before putting their home on the market. This matter is tricky, and there are a few different trains of thought. The benefit of a pre-listing inspection is we can disclose all of the issues to the buyer that may come up during their inspection. However, you have to spend $500 to $750 to get the inspection, and then the buyers are still going to want to do their own inspection anyway. Also, the buyer will probably come back and ask for some type of credit or repairs. Therefore, even if you repair something beforehand, in this state of the market, the buyer will likely still hit you with something they want to be done. At that point, you can focus on the changes that are important to them. Deciding whether or not to get a pre-inspection ultimately depends on if homes on the market are still getting multiple offers, which they are. As a result, I currently am recommending that sellers do a home inspection beforehand so the buyers are aware right away. Then you can hopefully get your home sold as is.
